Planning Questions

Do I need a permit?

It depends. Many counties or municipalities allow for a 120 square foot (USA) or 108 square foot (Canada) structure to be built without applying for a building permit. Be sure to check local regulations before ordering as some municipalities are more stringent. Unpermitted projects have a shorter turnaround time, and are generally less expensive.

Who will assemble the unit?

Our Certified Installers take delivery of your Cerca and install all wall panels, roofing, siding, and foundation. Please call to verify if a Certified Installer is available in your area.

When will I get my unit?

For unpermitted units, the turnaround is between 6-8 weeks from the order date. The timeline can vary with the availability of our certified installation teams. If your units requires a permit, lead-times could be longer and depend on the timeliness of your city / county building department.

How do I order?

You have the option of either ordering one of our standard units or customizing it to fit your needs. Once you provide us with your requirements we will contact you to confirm any remaining details of your order – and to walk you through the production and installation timeline. We accept phone orders and are available to answer any of the questions you may have throughout the process.

What's the difference between your products?

At Cerca we are all about flexibility. That is why we have built our products flexibly to evolve with your changing needs. Our products consist of three modules: core unit (120 s.q ft), bathroom unit (80 s.q ft), and kitchen unit (100 s.q ft). The modules connect on top of a 300 s.q ft foundation, giving you the flexibility to install the bathroom and kitchen right away or in the future.

Can I customize my order?

Absolutely! If our standard solution does not fit your needs you can customize your modules however you like. Perhaps you don't need a bathroom or kitchen and want a bigger space to accommodate your office. No Problem! Simply attach two 120 s.q ft core units together to double your space. Since we value flexibility, we give you the option to customize and combine your modules any way you like.

Are they water proof?


How do I get electricity?

Cerca systems are equipped with an electrical package for a simple electrical hookup and include all fixtures, switches, and outlets. Buyers are responsible for trenching and hookup to the home. Our Professional Installers can work with you to provide this service as well. Depending on your municipality, you may need an electrical permit.

Is this a kit?

Yes. You will receive a flat packed kit with pre-finished panels that are fabricated in our factory. Once on site, they are professionally installed by our Professional Installation Teams.

Is there warranty?

Our products are backed by a 1-year warranty covering material defects and workmanship.

Can I live in it?

Check with your local authorities for occupancy regulations.

Do you ship internationally?

No. We only ship within the United States.

About ADU's?

What is an ADU?

An ADU is short for accessory dwelling unit. They are smaller homes, usually constructed in a backyard, on the same plot of land as your larger, primary home.

Why would I want an ADU?

ADU's provide the homeowner with passive income, should he/she choose to rent it out. It can be used for multi generational living and can also be used as additional space to either work or have fun. Mostly importantly though, ADU's are a great investment that increases the value of your home.
